If you’ve been following the news around Pierce County lately, you’ve likely heard whispers about "The 2 ADU Rule." For those of us who live and work here, this isn't just another zoning update—it’s the biggest shift in property rights we’ve seen in my 20+ years in the industry.

The 2026 rules give families a rare opportunity to build for the future. Whether it’s housing for aging parents or a private space for adult children, these units allow you to keep your loved ones close without sacrificing anyone’s privacy.
1. Two is Better Than One
The headline change is simple but massive: residential lots in urban areas are now permitted to have up to two Accessory Dwelling Units (ADUs) in addition to the main house. Essentially, your single-family lot can now function as a high-value "triplex" compound.
2. Room to Breathe: The New Size Limits
We aren't just talking about tiny backyard sheds. The new square footage allowances actually allow for a functional, high-end living experience:
Inside the Urban Growth Area (UGA): Each unit can be up to 1,000 square feet.
Outside the UGA (Rural Areas): For my clients further out in the county, the limit increases to 1,250 square feet.
3. A Shift for Investors: No More Living On-Site
In years past, Pierce County required the owner to live on the property to have a legal ADU. As of 2026, owner-occupancy requirements have been eliminated. This transforms your property into a pure investment opportunity. You can now build these units as stand-alone rentals while living elsewhere.
4. Structure & Height: Design Without Limits
The flexibility in structure is where we really get to have some fun with the design. You can choose from:
Attached ADUs: Seamlessly integrated basement suites or additions.
Detached ADUs (DADUs): Stand-alone cottages or "backyard homes."
Conversions: Turning that existing detached garage into a luxury suite.
